As a property investment business with 2 prior properties owned, our client was looking to expand their portfolio with this new waterside purchase.
The client was introduced to us by their accountant as they had been looking for funding to acquire an investment property in Nottingham in the prestigious Waterside Building.
After being referred to another broker back in June who had spent 4 months falling short, the client was then referred to us. This was especially challenging as the completion deadline was the 15th of October due to the expiration date of the developer’s purchase incentive. However, we turned the deal around for our client with our bespoke service.
Our MD Paul Goodman initially handled the client’s brief. The same night that the brief was received Ortus Secured Finance sent in an offer of funding to allow the client to secure the purchase. The client wanted us to source an alternative, standard buy-to-let mortgage for them for comparison. This was successfully accomplished for the client, however, due to the time constraints it was not viable to proceed with as there were only 3 weeks left of the deadline. Ortus were then formally instructed on the 30th of September.
As a result of the tight time constraints, Paul passed the deal over to our Compliance and Admin Director, Roxanne Goodman. Roxanne handled this deal expertly and successfully nurtured it through to completion.
Ortus pulled out all the stops on this deal. Valuation and legal matters were instructed quickly with all teams having the October 15th deadline firmly in their sights. Completion was met by the deadline with massive thanks to Ortus, their solicitors Shoosmiths, the client and Roxanne all working hand in hand with the objective strongly in mind.
